ABOUT
Raymond Chetti is a Korean-American, Seoul-based proptech entrepreneur whose background is grounded in undertaking market / GIS analysis and feasibility studies for retail and mixed-use projects in Asia (China, South Korea, Vietnam, & Malaysia), the Middle East (Jordan, Saudi Arabia, U.A.E., Bahrain, Kuwait, Oman, Qatar, & Egypt), and North America (U.S., Canada, Mexico, & Panama) and one and a half years of leasing, property development / investment, and disposition of South Korean real estate.

He is an urbanist who is passionate about public and private sector led innovation in making cities better places to live.
Ray enjoys opportunities where he can bring new to market ideas and concepts to places that lacked them before, as seen in his track record with founding South Korea's first young professionals Rotary club, Seoul Young Leaders Club (SYLC) and the country's first Urban Land Institute (YLG) chapter, ULI South Korea YLG.

Site Location SWOT Analysis
Being able to capitalize on a project site's strengths and opportunities while also mitigating its threats and weaknesses can either make or break it. Ray's research, analytical, and illustrative skills enable him to analyze any site's existing and future conditions in order to assess these four critical aspects.
Case Study Analysis
Comparative benchmark case studies are important for any project as they can provide several ideas that can be localized for a project's target market. Ray's prior work experience allows him to access several databases of benchmark case studies and create real estate or urban planning profiles with information that is relevant to your project.
Retail Demand Analysis
Calculating the estimated annual sales and the amount of supportable retail floorspace for a proposed development is dependent on market data available. Ray has conducted retail demand analysis for several large scale developments in Asia (Malaysia, S. Korea, & China) and North America (U.S.).
Market Positioning & Opportunity Analysis
In order for any project to be successful, it must identify specific voids in the existing and planned competitive market. Ray is able to research and analyze through mapping and competitive profiling where market voids are that a particular project can capitalize on.
AutoCAD & SketchUp
Creating a masterplan to scale in AutoCAD and then 3D models in SketchUp help to visualize any project. Depending on a project's specific Owner's Requirements (OR), Ray is able to tap into the basics of AutoCAD and SketchUp to visually layout plans on satellite images.
GIS Mapping
Visually representing complex socio-demographic data through well designed maps allows others to understand a particular location better than just tables with series of number. Ray is able to create maps relating to:
